Compliance

Exact language can be found in the "CC&R's". The following are answers to the four compliance issues the Board normally checks for:

Mailboxes
Property owners are required to maintain their mailbox.

Q: Why did you receive a compliant notification?

A: All Providence Highlands property owners are required to maintain a mailbox a shared mailbox that has been installed. If you feel differently you can appeal to the board, and it will be reviewed at the next board meeting.

Q: Where are the Providence Highlands guidelines found?

A: The guidelines are found in the approved Amendment to Declaration of Protective Easements, Covenant, Condition, and Restriction of the Providence Highlands dated April 18, 2012, states as follows:

Paragraph 12.15 Once a single-family residence is constructed on a Lot, the owner of the Lot must install and Maintain a mailbox that has been approved by the Architectural Review Committee... Intent of each Lot will have a mailbox that is similar in design thus providing a unified theme.

Q: What should my mailbox look like?

A: The attached picture shows a mailbox that is maintained and in compliance. Providence Highlands Mailbox

The stone is Harris Stone brand and is Spanish olive color. Also, some have a concrete base which should be acceptable instead of the rock going to the bottom which means there is already multiple different versions of the rock mailboxes.

The address on the glass block and the square is to say Providence Highlands. It should all be part of the mailbox as well as the two newspaper slots and two mailboxes.

The square part referred to above, should say Providence Highlands. See included template copy. This template is designed for vinyl lettering to be made for your mailboxes or instead, a paint template will work. Please try to match the color with the color of other mailboxes.

The owners are responsible for maintaining their mailboxes, either doing it themselves or having a contractor perform the work.

Lamp Posts
Each lot must include a streetlight of a design and type approved by the Architectural Review Committee.

The approved streetlight must automatically turn on at dusk and automatically turn off at dawn.

The owner of the lot will be responsible for the repair and maintenance of the streetlight installed on that lot.

Weeds
All weeds, on both improved and unimproved lots, shall be trimmed periodically, and shall never be more than 12 inches in height.

The owner of the lot shall be responsible for weed maintenance on their lot.

Trees
Each lot must include a minimum of two 2" caliper trees in the park strip, which the association has determined will be Blaze, maple trees.

Some lots may include only one park strip based on review by the Architectural Review Committee.

In addition, a minimum of two caliper trees, of a species that have been approved by the Architectural Review Committee, will be planted in each front yard. The foundation of each home shall be surrounded by planting areas that are at least thirty inches in width, consisting of trees, shrubs, and flowers.

Planting areas of at least eighteen inches shall surround any retaining wall. No more than three inches of material shall be exposed or visible on front or side elevation window wells.

Vehicle Storage
Owners must store their vehicles within their garage or behind a sight obstructing fence of at least 6' feet in height at or behind the plane of the house or garage.

If a vehicle is determined to be improperly stored on or in front of a property the Homeowners Association has the right to have the vehicle towed at the vehicle owner's expense.
